What a Home Inspector Cannot Tell You — And What Michael Can
A home inspection has real value. It also has real limitations. Understanding both will help you get more out of your inspection.
What Is Within the Scope of a Home Inspection
A standard NJ home inspection is a visual examination of the readily accessible components of the home: structure, exterior, roofing, plumbing, electrical, heating, air conditioning, insulation, windows and doors, and interior conditions — without dismantling or destructive testing.
What No Inspector Can Guarantee
- What is hidden behind walls, under flooring, or above finished ceilings — not visible, not detectable
- Future performance — an inspection is a snapshot in time; a functioning component may fail the following week
- Exact repair costs — consult a licensed contractor for estimates
- Whether the seller knew about a problem — a legal question, not an inspection question
What Michael Can Tell You That Others Will Not
Pattern recognition from 13,000+ inspections. After 30+ years and 13,000 inspections in northern New Jersey, Michael recognizes what others miss: the staining pattern indicating seasonal water intrusion, the amateur electrical work creating a fire hazard, the floor sag suggesting a joist issue.
Plain-language explanations. Michael’s goal is to make sure you understand what is wrong, why it is wrong, how to correct it, and what happens if it is not corrected. He shows you the defect in person and answers your questions without rushing.
No conflicts of interest. Michael does not depend on real estate agents for referrals. His only loyalty is to the buyer.
