Somerset County is one of New Jersey’s most affluent and geographically varied counties — spanning the Watchung Somerville hills and the Raritan River valley in the east to the Highlands and the Lamington River watershed in the north and west. The housing stock is equally varied: dense mid-century suburban development in communities like Bridgewater and Bound Brook, established pre-war residential neighborhoods in Somerville and Bernardsville, and larger estate properties on significant acreage in Far Hills, Bedminster, and the Bernardsville Mountain section. Michael Del Greco has been inspecting Somerset County homes since 1993.
Radon — Somerset County Priority
Somerset County spans both EPA Radon Zone 1 (highest risk) in the Highlands sections of the county and measurable radon potential throughout the Watchung and Raritan Valley areas. Radon testing is Michael’s most consistent recommendation for every Somerset County home purchase. He is a licensed NJ Radon Measurement Technician (License #MET10521, since 1993).
Private Well and Septic — Western and Northern Municipalities
Somerset County’s western and northern municipalities — Far Hills, Peapack-Gladstone, Bedminster, Bernardsville, and Bernards Township — have a significant number of properties on private well and septic. Michael coordinates well water testing and septic inspections through qualified specialists and strongly recommends both for any property on private systems.
Estate and Larger Properties
Somerset County’s horse country section — Far Hills, Bedminster, Peapack-Gladstone — includes some of New Jersey’s most significant residential properties. Large homes on large lots with multiple outbuildings, barns, carriage houses, and in some cases guest cottages or staff quarters require substantially more inspection time than a standard residential property. Michael inspects all accessible structures and systems on the property. The inspection ends when it is complete.
Electrical and Plumbing
Somerset County’s housing spans multiple construction eras. Mid-century homes in Bridgewater, Bound Brook, and Manville may contain aluminum branch circuit wiring. Pre-war homes in Somerville and Bernardsville present knob-and-tube wiring and aging galvanized supply plumbing. Missing GFCI protection is found throughout pre-1980 properties across the county.
Oil Heat and Underground Storage Tanks
Pre-1985 Somerset County properties with oil heat history are candidates for an underground oil tank scan. In the estate sections of the county, older properties may have had substantial underground storage capacity. Michael recommends scanning for any Somerset County property where oil heat was historically used.
