Common Problems Found in Essex County, NJ Homes

Essex County encompasses one of New Jersey’s most diverse housing stocks — from Victorian-era homes in Montclair and Glen Ridge, to urban buildings, to mid-century neighborhoods in Livingston and Millburn. Housing spans more than a century of construction.

Older Electrical Systems — A Primary Concern

Essex County has a substantial inventory of pre-war and early post-war housing. Knob-and-tube wiring is regularly encountered. It is frequently found with homeowner modifications and unlicensed additions that create fire and shock hazards. Older electrical panels also appear with some frequency.

Lead Paint and Older Home Materials

Homes built before 1978 may contain lead-based paint. Essex County has a large volume of pre-1978 housing. While a home inspection is not a lead paint inspection, inspectors note visible deteriorating paint on accessible surfaces. Buyers with young children should discuss lead paint testing with their attorney.

Water Intrusion in Older Foundations

Many Essex County homes — particularly those with masonry foundations — have histories of water intrusion. Stone and brick foundations are more permeable than modern poured concrete and more susceptible to infiltration as mortar deteriorates. Evidence of intrusion is carefully noted at every inspection.

Oil Tanks

Oil heating was standard in much of Essex County. Above-ground tanks are inspected for condition. Evidence of former underground storage tanks warrants follow-up environmental assessment.

Addition and Renovation Quality

Older homes renovated over decades present a patchwork of construction quality. An experienced inspector identifies the quality of both original construction and subsequent work, and notes where professional evaluation is needed.
