Zoning system: A zoning system in
your building should be considered a "plus." Prior to the
advent of zoning systems property owners would most likely have used
multiple air-conditioning systems and heaters to warm or cool the
various zones of the building. Properly installed, maintained and
adjusted, zoning systems can save the property owner from 25 to 30% on
heating and cooling bills. The system works, in part, by directing
conditioned air, originating from one central unit, only to those rooms
requiring it. Your system may be controlled by multi-zone thermostats or
by multiple thermostats, which control dampers in the duct systems.
Either thermostat configuration will require adjustments necessary for
proper operation of the system. Adjustments should not be too difficult
but at first may seem complicated. The initial adjustment of a zoning
system should be performed by an HVAC contractor who specializes in
indoor climate control systems. Inspection limitation: the inspector
will not be able to fully test the system. You are advised to have the
seller of the property explain the operation of the zoning system and/or
have it reviewed and calibrated by a qualified contractor.
