Water softener damaged water softner mainenance, hints from a home inspector
Water softener damaged needs maintenance (if apparent): this inspection does not test the effectiveness or operation of water softeners. This item is entered when the inspector notes that the softener is in an obvious state of neglect and should be reviewed. Contact a water softener company for service and assistance. Access impaired
(gas oil electric not on to building appliance: if the inspector entered this, a condition apparently exists which prevents inspection of some item. The inspector cannot be responsible for anything he cannot see. Remove the impairment and call for a reinspection. Utilities not being turned on represent impaired access as does objects placed against heaters, or an access crawl not large enough to enter. Unexpected repairs and maintenance: repairs and maintenance, and a budget to carry out unforeseen fortuities, is a must with property ownership. Additionally, many problems
and or adverse conditions may go undetected by the inspector in the performance of the visual inspection service. A budget for plumbing system repairs should be included in budget planning. One dollar per square foot of building for a five year budget is not unusual. This can help cover costs of faucet replacements, sewer blockages, some water pipe replacements, water heater repairs or replacement, and other unexpected problems. This figure is based on the average, well maintained and structurally sound building.
