Water heater problems can be one of many types. The most common type water heater is the 40 to 50 gallon water tank heated by gas or electric. When one calls for hot water the hot water is drawn off the top and new water enters the bottom of the water heater to refill it.

Water heaters with tanks work well because there is always water already heated for you to draw off. Water does not have to be heated each time you draw water however someone is paying for the energy to keep all the water in the water heater hot 24/7 so there is some expense.

Another type of water heater is a domestic coil. It is a coil inside a steam or hot water boiler that keeps 5 gallons of water hot all the time. During heating season waste heat provides almost free hot water. During the non heating season the domestic coil causes the 100,000 BTU or so boiler to fire up for no other reason than to provide a little hot water. Needless to say that is not at all effeciant.

Over time the coil develops scale and that scale makes the coil less effective and less effeciant. The quanity of water the coil can store drops and the energy required to heat it increases. Thus the domestic coil over time does not heat enough hot water for your domestic needs Water heater problems such as this are common.

Cleaning the coil sometimes creates holes in the coil that cause other issues. Having a hot water storage tank that is heated indirectly by one zone of the water heating system is a great way to get just about all the hot water you need and without much additional cost.

Tankless water heaters are not without water heater problems. They are new to the US so I do not have much experiance with them. I go to many hotels and do not see them being installed. If they saved so much energy you would expect hotels to want to save the money and be putting them in all over the place. My guess is wait and see before trying one out.
