With the properly operating circulating pump hot water is available immediately. The inspector hears circulating pumps and develops what may be known as a benchmark sound. This item will be listed if the operating circulating pump sound is not within that benchmark. This item will also be listed if the pump is not operating or is unplugged. Unplugged or electrically disconnected pumps may have a deficiency which is not readily indicated when first turned on. Wiring which does not appear safe and/or correctly installed will be listed. Circulating pump repairs and/or replacements often are not within the abilities of the property owner. It is recommended that any repairs be made by a plumbing contractor.
