Water flow slows when 2 or more faucets turned on, hints from a home inspector
Water flow slows when 2 or more faucets turned on. Turn on several faucets at the same time and decide if the flow is acceptable. Low flow is especially noted when faucets of two or more story buildings are turned on while lower ones are being used. A water flow problem may be more of a nuisance than anything else. There are several possible causes for reduced water flow. The line from the street to the building may be
12 inch pipe. The building supply lines may be galvanized and may be clogged with mineral buildup. The street main may have been kinked or crushed during backfilling operations. The foundation may have settled and kinked or crushed the building supply pipe. The most common cause however, is internally corroded pipes. Low flow seems to be most prevalent in hot water lines because of the more rapid buildup of mineral deposits in heated water. With regard to low flow problems in a building with piping less than 20 years old, that is connected to municipal water, it is recommended you call the water company so that they may ascertain whether their line is at fault. Replacement of your building supply line may be called for, especially if the line is older than 25 years and is galvanized pipe. A
34 inch line is a minimum and is a virtual must. One inch lines are better. If the lines within the building are clogged with mineral deposits, and they very well may be, it may be necessary to replace some or all of them. Usually, the lines most easily replaced are first to be replaced, especially those atop the water heater. These may also include those under the building, if the building sits on a raised foundation, or those in the attic or in garages. It is recommended that you contact a plumbing contractor for an additional opinion.
