TRUSS ROOF FRAMING SYSTEM home inspections



FACTORY TRUSS ROOF FRAMING SYSTEM:
This type of truss is not only very strong but also lightweight. It is usually manufactured off-site at a truss manufacturing plant. Trusses are usually engineered to carry more weight than is put on them. Often no inner footings are needed in the foundation system as do site framed systems, unless the building is two or more stories tall. This, of course, puts more weight and pressures on the outside walls and foundation than does a site framed system. Because of this, more consideration may be given to the structural integrity of the outer walls and foundation during an inspection. Factory truss roofs are easy to assemble and are faster to erect than other types. Inside the attic will be seen "webs," "struts," rafters, and ceiling joists, all held together with "gang-nail plates." Removal or damage to any of these parts can cause major structural failure.  Never cut or remove any part of a factory-truss. People have been known to do so to allow more attic storage, thereby weakening the truss. Be aware that the inspector cannot review or report on conditions that are not visible. Insulation covering parts of the truss system prevents total review of the structural integrity of the trusses and other parts of the framing members. Truss clips, hurricane ties and other important anchoring devices often cannot be seen by the inspector due to insulation.
