maintenance:
keeping a property or item in condition to
efficiently serve its intended purpose
major
problem: great or greater in size and
importance (in the context of the Visual Inspection Service, major means a
problem or defect which would cost more than $250.00 for materials to correct or
$450.00 for total costs to correct)
manufactured:
the making of a product usually at a location
other than where it is installed
mansard
roof: a four-sided roof, each side having two
separate slopes of different degree; the lower slope is at a
much steeper angle than the upper slope
mantel:
a shelf over a fireplace opening
marquee:
a canopy-like projection over the entrance to
a building, but not supported by posts or column--commonly found on theaters
and hotels
masonry:
anything constructed of the materials used by
a mason, such as brick or stone, cement, adobe, etc.
material
defect: a condition that significantly affects the
value, desirability, habitability, or safety of the
building. Style or aesthetics shall not be considered in determining
whether a specific system, structure, or component is defective.

metal
lath: a heavy coarse screen or slit and expanded
sheet of metal which is used as a base upon which plaster is
spread
mineral
deposits: inorganic substances left behind by minerals,
especially in water pipes
minimum:
smallest possible, least of
minor
problem or defect: less or lessor in
size or amount of importance than that of a major problem or defect
moderate: within reasonable and tolerable limits
moisture barrier: insulating materials used to prevent the
buildup of moisture, by penetration in walls, floors and other
parts of a building
mold:
a growth of minute fungi forming on a
surface, commonly as a downy or furry coating, and associated with decay or
dampness.
moulding:
long narrow strips of wood or synthetic
material, used as a finish piece to cover the space between the meeting of a wall
and cabinetry or a floor or ceiling--also can be used for decoration only
mortar:
a material used in masonry work as the
"glue" holding stones or bricks together (almost always a cement
product containing lime)
muntin:
a horizontal bar, dividing window panes in a
window (many are removable, especially with dual glazed systems)
