Private water well, hints from a home inspector



Private water well: this indicates a private well is in use to supply the water needs of the property. Private wells are not inspected by this inspection company. A visual inspection cannot test the water for potability or for any contents whatsoever. It cannot report on well parts or components which are out of sight. Well casings and submersible pumps within wells cannot be checked. The associated wiring and pipe cannot be checked. You are advised to have the water tested and have the well inspected by local authorities and a competent local water well expert. Properties with wells will often require more maintenance considerations than those hooked up to municipal water supplies. Some of the considerations are as follows: above ground pumps may need to be protected from freezing. Water with minerals, sediment or ph too high or too low must be treated. The air supply in storage tanks must be adjusted. Water usage must be adjusted in accordance with the potential of the well. Pumps occasionally require repairs, quite a bit of monitoring, and eventual replacement. Wells sometimes run dry and must be deepened or replaced. Well casings crack and leak water and must be repaired or replaced. Controls (gauges, regulators, etc.) Occasionally need replacement. Minerals in the water may cause problems, such as staining bathtubs and other fixtures. Water lines or fittings expansion tank atop water heater
