Water heater pressure-temperature relief valve leaks not installed discharge line improper type
size. Refer to the report for specific information regarding this particular problem.
If the valve leaks it may be possible to open and close it a few times to see if any debris under the valve seat can be dislodged. Also tap lightly on top of the valve handle to see if the vibration will better seat the valve. A pressure and temperature relief valve should be installed if one is not present. In years past some municipalities allow a relief valve to be installed outside in the water line by the main shut-off valve and regulator. If you have one at this location you may be covered by code, but it is still advised that you install a
TP valve at the water heater.
Remember, however, that in most municipalities the
TP valve is required to be atop or on the side of the water heater so it can react to high temperature as well as high pressure. Discharge pipes should be the same size as the outlet threads of the relief valve. The pipe should be sloped so as to drain all water away from the relief valve. Any water left in the valve may corrode the valve hindering its operation.
The discharge tube should be made of material which will not distort at 220 degrees f. The use of
PVC plastic, therefore, would not be allowed although CPVC may be allowed in some applications. Relief valves which discharge into the living area should be routed to the exterior. If this is not possible some of the discharge should be directed into a catch pan through a
14" diameter tube. The 14" tube is attached to a 34" x 34" x
14" reducing tee. The tee is attached to the relief valve output. A 34" diameter pipe may then be routed upward, across the attic to the exterior. The
14" tube will drain the discharge line if the TP valve leaks and will notify you if the
TP valve is activated.
