When people are preparing for home buying, they are usually so much bedazzled by the various lovely homes that they see that they just cannot wait to make a purchase. Also when people have planned to leave their existing home, they tend to rush things and move on. However, this can be very disadvantageous when buying a new home. For most people, buying a home is an once-in-a-lifetime affair. Therefore, it is important to prepare properly so that you are not stuck later for that one spare bathroom or the little extra space in your kitchen to place a dining table for eight.

The following are some tips that you must absolutely take note of when you are planning or preparing to buy a home:

Plan your Budget
There is no way we can effectively tell you how important this is. Your home payments are going to stretch for a very long time unless you pay all cash down, which is quite rare. Hence you have to have an idea of how much house you can afford. A simple rule is to calculate your annual household income (from all sources and of all members who are contributing towards the home payments) and multiply that by a factor of 2.5. This will be the house price to look for. If you buy something more expensive than this figure, you will be really tightening your belt.

It is also wise to plan all your incomings and outgoings assuming you have qualified for the home mortgage. If you feel this is too difficult to do manually, use any of the online resources to arrive at these figures. Once you have this budget in place, do not go astray.

Improve your Credit Score
Buying a house will almost assuredly need you to look for finance providers. These banks will look at your credit history before qualifying you for the mortgage. Now, if your credit rating is good, you will get the loan at an easier rate of interest. Hence you must be aware of what your credit rating is, and where you stand actually.

Get your credit report from all the three major organizations – Experian, TransUnion and Equifax. The mortgage companies are going to check these three too. See if your records are good here. If there are bad ratings, try to improve it before you plan on your home purchase. It can take you three to six months just to do that. If there are any negative remarks in your credit remark, remember that you will have to explain those to your mortgage officer. So keep those explanations ready.

Don't gravitate towards the biggest house in the market; it will simply end up as useless space for which you will probably have to pay with blood, sweat and tears. Instead, make an initial planning of how much house you want and look accordingly.

A good idea here is to first decide how many bedrooms and bathrooms you will require. The rest will all follow suit. Remember that you can adjust with the other areas of the home but not the bedrooms, bathrooms and the kitchen. Insist on looking at the kitchen before committing anything.

Evaluate the House
This is absolutely important. Do not go by the quotes that the sellers or their agents tell you. Get a professional inspection done. You will have to pay for the inspection, but it will be worth it. The evaluator will tell you the exact worth of the house and how much you will need to pay for repairs, if any are required. You can see that this will give you a truer picture of the sale you are planning.

In fact, you must evaluate the house yourself according to your needs. It is better to take everyone that's moving into the house with you and look up all minor plumbing problems, cracks, peeling off paint, etc. Look also whether the house has things you will want, such as a patio or a backyard and such.
