NJ Home Inspections by NJ Home Inspectors Licensed and Certified
NJ home inspectors are supposed to be able to recognize and point out defects to our NJ home inspection clients. While all NJ home inspectors are supposed to report to the same standard many home buyers find some inspectors have a much better skill set than others.
All NJ home inspectors are supposed to know the rules and regulations that govern the practice of home inspection in New Jersey. Many home buyers find out the hard way the inspector they hired did not know what it means to "state the significance of findings". Therefore some home buyers obtain home inspection reports that do not provide them with the implications of the condtion.
While an inspector may accurately state there is a flex waste pipe and a dishwasher connected to the sink waste pipe. A skilled and experienced home inspector would be able to point out to the buyer the flex pipe is improper and is likely to clog. Also the dishwasher discharge house must be raised up to avoid unsanitary conditions (waste water backing up from the sink into the dishwasher). In addition the plunger under the kitchen sink is a sign problems with the waste pipe have occurred in the past. Yet another issue for the home buyer to address with the home seller.
Smoke pipes for water heaters should not be longer than 10 feet. Each and every elbow is yet another opportunity for toxic exhaust gases to slow on the way up the chimney. Although this was installed by a plumbing contractor in a 20 year old condo it is still unsafe and still requires corrective actions. The burn or scorch marks on the top of the water heater are indications toxic exhaust gases are backing out the flue and are entering the home. This condtion is unsafe and hazardous.
Yet another example of unsafe exhaust gas venting. Tying smoke pipe to other pipes with rope is not at all an approved method as the hot pipe will melt the rope, then the pipe will separate and all the toxic exhaust gases will enter the home. The rust spot on the low elbow (lower and rear water heater smoke pipe) is also an indication of exhaust gases staying in the home rather than going up the chimney. Major problems exist in this room and corrective actions are necessary ASAP to cure the existing unsafe and hazardous conditions.
The home owner was nice enough to have the hydro tub running for us when we got to the bathroom. Too bad I took the time to shut the tub and notice one of the hydro tub nozzles had fallen off and was laying in the bottom of the tub. With the tub running the missing part would never have been noticed.
Lets see.....no trap at all and the waste pipe has reversed pitch and that is just for starters. Further evaluation and corrective actions by plumbing contractors are necessary here.
While any home inspector should be able to notice the defects shown in these pictures it takes years of experience to put them into words the average home buyer can understand and use to obtain concessions from home sellers. Proper venting of toxic exhaust gases is one thing every home inspector should be on the look out for.
In addition to these blatant defects other latent defects may exist inside the walls. For that reason when Plumbing problems like these are discovered it is vital an Plumbing contractor go through the entire home to determine if additional problems and or hazards exist that must be corrected.
