Propane butane propane, hints from a home inspector
Propane-butane-propane supplied to property: this is a manufactured gas made from crude oil. It is a liquid while stored and a gas when released to the burners. The tanks used to hold
LPG (liquid petroleum gas) must be kept at least 50 ft. From any open flame. Inspect your tanks and fittings at least once per week. Check for leaks the same way you would for natural gas. Be aware that
LPG is heavier than air and must be handled with caution. LPG leaks and spillage will not float upward and dissipate as will natural gas.
LPG will "pool" in low spots and, unless blown away by air movement, will ignite if it comes in contact with a spark or open flame. Note: gas leaks are not detectable by the inspector if the lines are buried in the ground or are otherwise hidden from view unless the odor of gas is apparent. "Soap bubble" tests are not performed by the inspector. You are advised to have the
LPG supplier perform a "gas safety check" before taking possession of the property. The suppliers may use inspection methods not allowed by inspection companies.
