How to Grade Around Foundation of Home by a Home Inspector





Grading around the foundation of the home is one of the most Proper grading around the foundation of a home is very important. Without proper grading around the foundation of a home water infiltration into the basement of the home is just about inevitable.


While one would think proper grading is common sense it is very unfortunate that that does not seem to be the case.

New homes and old homes all seem to suffer from the same property grading issues. If soil is not properly graded away from the foundation of the home it is just a matter of time before bad things start to happen.

It is very unfortunate that even new homes are not properly graded from day one by the builder and that creates huge problems and expenses down the road.


Properly grading bare soil away from the home is much less expensive than doing so after the landscaping, shrubs, sod, driveway, paver patios, wood decks and lawn sprinklers are installed.

It is very unfortunate that during many home inspections we have to tell our customers the proper way to cure the water infiltration into the basement is to remove landscaping, shrubs, sod, driveway, paver patios, wood decks and lawn sprinklers, properly grade the soil away from the foundation of the home and then replace them.

While simply grading the soil away from the home on day one would have cost little removal and replacement of all the above listed components makes it very expensive, more difficult and quite messy.
