how long do water heaters last water heater life, hints from a home inspector
Expect water heaters to last from 5 to 20 years with many exceptions. Generally, 40 gallons will serve 4 to 6 people while the 50 gallon size will serve 5 to 7 or more people. About 10 gallons per person is ordinarily ample. Some water heaters have a very high recovery rate and these will serve more people than their tank size would seem to indicate. You may wish to upgrade to a larger water heater. Contact a plumbing contractor for additional information.
