Is it easy to find a job as a home inspector. In a word, NO. It is not easy to find a job as a home inspector because there are not many home inspectors in the population of any state. The reason is not a conspiracy it is pure economics.





A round number in the US is 5% of homes sell each year. In each home 3.3 people live. In order to make a living a home inspector must inspect 400 homes per year.

So (round numbers) if one million people live in an area that means there are about 303,000 single family homes. If 5% of those homes sell in a year there are about 15,151 sales. If 80% of those homes get inspected there are about 12,121 home inspections performed.

Therefore there are job opportunities for thirty home inspectors in that area. There can be many more home inspectors than thirty in an area because some home inspectors will be busy while others may not be so busy. However when the day is done there are only so many home inspector jobs that people can make a living at.

I know there are schools telling home inspectors they can earn $ 500 a day however they do not include expenses or weeks when there is little or know work due to holidays and other events like snow storms.

Look at it this way if you perform 400 home inspections and charge $400 per home inspection that would mean your business grosses $ 160,000 - expenses that eat up half or more of that amount. As a home inspection business owner you pay an additional 7% of Social Security, plus additional payroll taxes and have to provide out of your profits your benefits like health insurance. Earning $80,000 as a business owner or $50,000 as an employee allow you to net about the same amount.

Before you go into the home inspection business talk to your accountant to see how the numbers will work out. Many or most businesses fail because the home inspection business owner did not go through the above calculations.
