NJ Home inspection service, New Jersey home inspection service must be choosen carefully. State standards for home inspector licensing are lax in many states. Usually home inspectors have to spend a few weeks in the class room and a few days in the field before having the minimum qualifications necessary to obtain a home inspection license to open a home inspection service.
Make sure the home inspection service you hire is a real company with people who answer the phones. If the home inspector answers the phone mid day is it because he or she is sitting around their office looking at the walls or because they can't afford office help and answer their own phones while inspecting other houses? Hiring a "distracted" home inspector is surely not a good idea.
Make sure the inspector you hire tells you in clear language what is wrong with the home and why. If the inspector can not articulate the problems he or she finds the home inspection report you paid for is not going to do you much good when it comes to negotiating with the seller is it.?
Make sure the home inspector is going to spend the time necessary to inspect the home and go over the problems he finds with you. Inspectors who charge $300 or so have to do four inspections a day to earn a living. In order to do that they must trim the time they spend on each inspection. Less time spent on each inspection means less problems are found. Less problems found means less to negotiate with. But do not worry you will soon find all the problems the inspector missed, right after you move in.
Make sure you are going to get the report from the home inspection service promptly. Getting the report late means it will be of little or no use to you or your attorney.
Make sure the inspector types the home inspection report and that is customized for your home. Having a generic report that does not identify the problems in the home is useless.
Make sure the home inspection service provides a pre closing checklist so you know what to look for the day of your walk through.
Make sure the home inspectors have the necessary training and experience performing home inspections. While it may be a nice idea to give the new guy a break, keep in mind he will be being paid to learn (by you) and anything he or she misses will cost money to repair (that will be your money too). Some ideas are nice as ideas but can you afford to be so nice?
