New Jersey home inspection cost, NJ home inspection cost
NJ HOME INSPECTION COST:
Many home buyers start their search for a home based upon how much they feel they can afford to pay for a home. These days most home buyers know they must actually qualify for a mortgage in order to obtain a loan.
It is naturally for this price shopping to continue when they proceed through the home buying process. While home buyers are concerned about the price they pay for a home inspection many are not aware of what they are getting for their money or why home inspections cost more than they thought.
While a home inspector may be at the home with you for two and a half hours that is only a fraction of the time a quality home inspector spends on your home inspection.
0.5 travel time to average home inspection
0.5 arrival at inspection prior to appointment time to get an overview of the property and begin making notes
2.5 hours at the home inspection with you
0.5 travel time back to office from average home inspection
1.0 type report, review notes and check again
0.2 make copies of the report for you and your attorney then post to web site
0.1 make arrangement to pick up radon canister
0.5 travel time to pick up radon canister
0.5 travel time back to office after pick up radon canister
0.1 fill out radon canister paper work and shipment
Using the above numbers the average home inspection takes just about SIX AND A HALF HOURS.
Not only does the average home inspection take that much of the inspectors time there are other costs involved such as business insurance, health insurance, vehicle expenses, postage, office expenses, office staff, communication expenses and marketing.
Although newer companies may try to provide all the above for just a few hundred dollars they will soon discover expenses are more than they are charging and go out of business. The unfortunate part for consumers is when they go out of business consumers who have claims are likely to find out the insurance will not cover them because the day the inspector stopped paying his or her premium all insurance for prior acts ceased to exist.
