HOW MUCH DOES A HOME INSPECTION COST?
Must be the question asked by most home buyers at some point. While finding out how much a home inspection costs is one of the things home buyers should be interested in, a far better question would be -- Who are you working for when you perform my home inspection?
Should the home inspector hesitate while trying to remember who he or she is working for that should be a hint. Many home inspectors hold the cost of doing business down by obtaining all or most of their business from real estate agent referrals.
Okay, my guess is you have no idea what that means because as a home buyer you were under the impression home inspectors work for home buyers. Sometimes that is a false impression because home buyers are not aware many home inspectors depend on referrals from real estate agents for their survival. Many unethical real estate agents may seem like they are encouraging the home inspector to find defects while at the same time giving the home inspector that knowing grin (lets let the buyer think we are on the buyers side).
Real estate agents only get paid when a deal CLOSES. Therefore if a home inspector tells you about issues and or problems with the home and you do not buy the home the real estate agent does not get paid. I do not know about you but I do not at all enjoy working for hours, days or even weeks with customers and not getting paid.
Home inspectors who tell customers about problems with the home in a way the customers can readily understand are black balled throughout the real estate agent community and labeled Deal Killers.
Home inspection costs rise for honest home inspectors who must increase their marketing budget in order to reach home buying consumers. It is far more efficient economically for home inspectors to market directly to real estate agents in exchange for not killing a few deals (otherwise know as sticking their clients with expenses for curing problems the seller did not want to fix).
Think about it for a moment. If you were a home inspector and wanted to keep the cost of a home inspection down would you think one way would be to market to a real estate agent that sells 20 homes a year? OR to be honest with your customers and see loyal customers ONCE every seven years. To put it another way, home inspector can keep the cost of a home inspection way down if they get 140 referrals from a busy realtor than dealing honestly with a client once every seven years when they move.
Asking how much does a home inspection cost should be secondary to determining if the home inspector is a truly independent professional who will put your interests above all others when performing your home inspection.
Many reputable companies like mine get about 70% of their business from attorney referrals and previous client referrals while getting next to no referrals from real estate agents who have an economic incentive to get the deal closed.
