When you are purchasing a home, no matter the age or condition, a home inspection is really a must. Any Realtor will definitely advise you that the cost of the inspection is well worth the money. While it is possible and even tempting to find the lowest priced home inspector you can the few hundred dollars you save may cost you thousands or even tens of thousands of dollars later on. Even if assured the home inspector has insurance keep in mind whey your claim arises and that inspector has stopped paying his insurance premium the coverage you thought you have NO LONGER EXISTS.

There are many real estate agents that specialize in listing a house. They know how to draw a potential buyer away from something unsightly, and point them to something desirable. It does not mean that they are doing something unethical, but they are trying to “stage” the home to its best potential. To have a professional come in and be able to look past the surface is imperative.

Once the inspection is completed, the inspector will create a report of any and all issues that were found. Normally there is some sort of rating as to what is necessary and what is purely cosmetic. He or she will also give their opinion as to what is a safety requirement. You and your Realtor will then sit down with a very detailed report of numerous pages and go through what should be negotiated. If there is something that is costly, you should require that the seller fix it before anything more is pursued with the purchase. If you are skeptical of something being too involved and dangerous, it is usually grounds to back out of the purchase. This can depend on the wording of the contract that you signed.

No matter the outcome of the report, at very least you will get piece of mind. There are many times that something substantial is uncovered. For the cost and time, it is well worth the investment. After all, you are you are purchasing something that is hundreds of thousands of dollars and you need to protect your best interests.
