Visually restricted heat exchanger: Often very little of the heat exchanger is visible to the inspector without total disassembly of the unit. The inspector is not allowed to do this under the inspection guidelines with regard to inspections for individuals who do not yet own the property. Heat exchangers sometimes crack and spill water (hydronic systems) or combustion by-products (furnaces). While water would be somewhat readily noticeable, combustion by-products would not. Carbon monoxide may enter the air stream and into the habitable areas of the building and go unnoticed. It is advised that you install a carbon monoxide detector in the building as soon as you take possession. A cracked heat exchanger may mean total replacement of the furnace or boiler should replacement exchangers not be available. It is recommended that you have the unit reviewed by the fuel or gas supplier or by a qualified HVAC contractor who may be able to disassemble the unit and use special equipment to determine the condition of the heat exchanger.
