A Step by Step Guide to Buying a Home
How many times have you heard experts say that your home is your biggest investment and you should do your best to make the best decision? Well, this advice has been heard countless times in different mediums but a lot of people are still lost when it comes to home buying. Before you plunge ahead with this investment though, you should take note of the following:

Are you ready to own a home?
If you enjoy moving around often and prefer to use up for savings for retirement and vacation, home ownership might not be the right decision for you at this point. While you may have a lot of reason of wanting your own home, you also need to know your reasons not to buy it. Remember that once you make your decision, there is no turning back. You will become financially attached to the house and you will need to take that into consideration in every major purchase you make.

If you have considered the pros and cons of home buying and you have determined that home ownership is really for you, you should then determine if you’re stable enough financially to buy a house. Doing some simple calculations can help you evaluate your situation and the maximum home price you can afford.

Your Personal Requirements
Knowing that you want to have your own place isn’t enough, you should also be aware of the specifics. Here are some things you need to look into:

· Size requirements – are you single, married, and do you have kids? Considering your space requirements will let you know if you need a one-bedroom, two-bedroom, or a really large house.

· Special features – do you have a hobby you simply cannot do without? If you’re an avid toy collector, for example, you will need storage or display spaces to house your collection. The special features will also come into play if you want a swimming pool or a garden out front.

· Life stages – in buying a home, you should consider your needs 10 years or even 30 years down the road. Do you want to have more children and is this the place where you plan to retire? Find a home that can grow with you and your family.



What type of house should you buy?
There are many types of houses you can look into. Consider the following alternatives and make your choice:

· Single-detached – known as the “free-standing” home, this is the most popular type of real estate property buyers are usually interested in. It sits on its own lot and it provides a great degree of privacy. A lot of people also consider the single-detached home as a solid investment.

· Semi-detached – this is quite similar to the single-detached home except that the houses are joined by a common wall. It offers some of the same advantages as the single-detached homes while being more affordable

· Duplex – the two units are joined together either above or at the side of the other. In most arrangements, the owner of the property lives in one unit while he rents out the other.

· Townhomes – many single-family homes are joined by common walls. Although it offers less privacy compared to the single-detached homes, these houses are easier to maintain and are cheaper to acquire

· Modular home – a factory-constructed home that complies with the local building code. This house is typically shipped to your location in sections. It usually has a longitudinal sub-frame.

· Condominium –it is a form of legal ownership wherein the home buyer gets the title to one or more unit in a high-rise residential building, low-rise residential buildings, or even townhouse complexes.
