Fossil fuel water heater or other fuel burning appliance above garage, hints from a home inspector
Fossil fuel water heater or other fuel burning appliance less than 18"-24" above garage
floor: after many explosions and fires resulting from fossil fuel burning appliances resting on garage floors, building codes were written that require the burners of these appliances be at least 18 inches off the floor and in some municipalities 24 inches. Gasoline leaks from automobiles
and/or other motor vehicles, or even fuels in containers, can produce vapors that lie close to the floor. If the flammable vapors come in contact with the burners of the appliance there can be disastrous consequences. This condition should be corrected as soon as possible. Contact a general or plumbing contractor for assistance if you feel uncomfortable doing this particular task. This job will require altering the vent system, the gas line, the water lines and having a stand built for the water heater, gas clothes dryer or air heater to sit on. Be sure to add seismic straps around the water heater while this job is being done.
