FOUNDATION / FOOTING UNDERCUT / SETTLED / LIFTED / TILTING: 
The inspector notes a condition which indicates either excessive movement of the foundation or the potential for damage to occur to the foundation should the condition not be remedied. Some causes are: fill settlement, "downhill creep", tree root lift, animals digging under the footing, "basement" excavations by the homeowner, erosion, excessive moisture around the building, earth tremors, etc. The inspector will usually indicate the severity of the condition if it is visible. Often the problem will be minor and typical for the age of the structure. This situation may require the assistance of a Concrete Contractor. It may be necessary to pour or pump concrete under the footing to stabilize it. Adding dirt under the footing usually will not be sufficient since it will simply settle away from the underside of the footing. It may be necessary to jack the foundation up and add concrete underneath. It is commonplace to leave the jack in position and pour the concrete around the jack. Special foundation jacks are available for that purpose. Sometimes it will be possible to pour a new foundation under the building behind the affected section. The new foundation relieves the affected section of its load. More severe settlement or other movement, where the foundation has shifted or where differential movement is noted may be due to earth settlement or movement. You are advised to consult with a Geotechnical Engineer if settlement-caused foundation or slab cracks are noted.
