Flexible gas lines, hints from a home inspectorFlexible gas lines: flex gas lines commonly are used as connector lines between the rigid pipe and the appliance. The preferred flex line today is stainless steel. It is recommended that you eventually replace all the flex connectors on the property with stainless steel. Those which are connected to furnaces should be replaced as soon as possible if they are very old (over 5 years). Flex lines generally should not exceed 36 inches in length and should never be passed through the building framing. Flex lines should always be preceded with a gas valve. Flex lines should not be used as connectors between rigid pipe runs. Newer homes today may have the entire gas system plumbed in flex pipe. The lines originate at a manifold and run to the appliances. These pipes are more easily damaged and must be protected. The inspector will not be able to see all of the pipes so a gas company safety check is advised. The gas supplier may use a pressure or leak down test to determine the condition of the pipes.
