FLAT SITE
Flat yards are difficult to drain and often may require the installation of yard drains. Yard drains are easy to install if the trenching goes easy and if your property is above grade so the water will have some place to drain, preferably to the street Watch for pooling of water during rains. If pooling creates damaging or other adverse conditions prepare to install an effective drainage system A flat site may occasionally be in a floodplain. Floodplains are areas which may flood every so often if certain conditions occur. This may include dam or levy breaks or "100 year storms," etc. If you are concerned with this item contact the Building Department or Planning Department of your municipality to ascertain whether this property is in such an area Note: A visual inspection will not be able to determine whether a site is in a floodplain or not The inspector cannot ascertain if water migration through foundations or slabs is occurring and/or is causing or contributing to indoor air quality concerns. This may include, but is not limited to, fungi, mold, volatile organic compounds, etc. For further information you are advised to contact the inspector or have testing performed by other qualified persons Note: This inspection, being a visual inspection, cannot possibly reveal whether soil contamination exists from fuel tank leakage or from any other source. If this item concerns you it is recommended that you contact the owner of the property or previous owners for further information.
