Damper inoperative open and gas log installed




Damper inoperative open and gas log installed: The inspector will enter this item when the damper is stuck tight, has mortar covering it, is missing, or is otherwise inoperative or difficult to operate. Often the rods that operate dampers, or the damper plate itself, will warp or bend from heat or simply be rusted tight. It may be possible for the property owner to repair this item, but, of course, it depends on the severity of the situation. In some areas dampers are not allowed if the fire box is equipped with a gas log-lighter. The missing damper may be in a unit installed in an area of the country with this restriction and the inspector may be unaware of this. The inspector will also enter this item if a gas log is installed and the damper can be shut tight. This condition may allow carbon monoxide to enter the building. Often holes will be drilled or cut into the damper plate or the plate will be held open with a small special clamp thereby Allowing gasses to escape up the chimney. Contact a fireplace specialist or a chimney repair service for further information and repairs or replacements of dampers.
