Find a Home Inspector
Since I stared inspecting homes back in 1993 many more ways have appeared to find a home inspector. Back in 1993 many home buyers opened up the Yellow Pages to look at ads from the various home inspection firms and picked a few to call up. Many times home buyers would find the home inspector who advertised the cheapest prices were no longer in business. Others would get answering machines and not get a message returned for a few days.
Our world now has changed considerably. Instead of using a phone book many home buyers use the Internet to find a home inspector. Instead of getting an answering machine they make direct contact with a home inspector who is performing a home inspection for another client who is alternating between paying attention to the client on the phone and the client who is paying him to inspect a home.
Distracted home inspectors (trying to book one inspection while performing a home inspection) are not at all a good deal for either client (the one on the phone or the one who is paying for a thorough home inspection they are not getting).
When finding a home inspector it is vital for you to make sure you are dealing with a real company, with a real office and with real employees who can answer your questions and take down your information.
While saving a few dollars on a home inspection may seem like a great idea at the time, finding a bunch of problems that were overlooked at a later date can easily make several times those savings disappear.
Home inspectors have a real variety of life experience. Many are former builders, construction supervisors, trades people, sales professionals, etc. Hiring a home inspector who has spent the last ten or fifteen years inspecting homes for home buyers is surely an advantage over hiring a home inspector who got out of school a few months ago.
Hiring the most experienced home inspector one can find is seldom something home buyers regret. Saving a small amount of money when hiring a home inspector can cost a small fortune when expensive to cure problems are found after you purchase the home.
Home inspectors learn from experience. The experience most home inspectors learn from the most is complaints from previous home buyers. Experienced home inspectors have already learned what home buyers expect. Inexperienced home inspectors are likely to try and do the best job they know how to do. Sometimes the inexperienced home inspectors best job is good enough, other times it leaves much to be desired.
While the easiest way to find a home inspector may be to ask a real estate agents, keep in mind unethical real estate agents sometimes recommend equally unethical home inspectors who may fail to disclose problems with the home to you in order for the sale to proceed. It is unfair to imply all real estate agents are unethical or that all home inspectors are unethical. However some likely are.
Home buyers today can use the Internet to search for a home inspector independent of all other sources. While finding a home inspector is likely to take more time home buyers can review each home inspectors resume and make a more careful and informed selection.
