Electric water heater electrical supply heating element inoperative Electric water heater electrical supply heating element inoperative improper : if the inspector indicated the words "electrical supply," it indicates a problem with the electric supply to the water heater. Usually the inspector will write, in the report, an explanation of his findings. Should the inspector indicate the words heating element, it indicates one or more of the heating elements is apparently not operating. An amperage test, or continuity test indicated an element or elements was not operating when it or they should have been. Any electric problems should be referred to an electrical contractor unless you are well versed in electricity. Electric water heaters are almost always connected to 240 volts of electricity and this voltage can be lethal. New heating elements and instructions on their replacement are usually available at building or plumbing supply outlets. Installation of heating elements is not difficult if you have some mechanical and electrical skills. Be sure the electricity is turned off at the main panel before attempting any repairs. Lower elements seem to fail more rapidly than do upper elements since the lower element tends to build up mineral deposits more rapidly. Draining the tank more often will help slow down the failure of the new element once it is replaced.
