FOUNDATION / SLAB EFFLORESCENCE NOTED: 
Efflorescence is a white looking powder which forms on cement concrete surfaces, and almost all other masonry product surfaces, if moisture is migrating through the material. Allowed to continue efflorescence will eventually deteriorate and may disintegrate the concrete material. The most usual offender is improper lot drainage. Be aware that the inspector cannot review areas that are not visible. Slab disintegration may be ongoing under flooring, furnishings or other objects or coverings and not be detected by the inspector. To be completely certain of the condition of slab floors or foundation walls will require removal of all flooring materials and/or wall coverings. Further investigation by specialists into the condition of all cement products on the structure may be warranted. Once this problem is noted you should take every precaution to prevent excessive moisture near the structure. This may require the installation of yard drains and/or swales, etc. Some conditions may require excavating the foundation and applying a waterproofing material to the opposite side of the affected wall or foundation section. Should you need assistance it is recommended that you contact a Concrete Contractor, a Waterproofing Contractor and/or a Landscape Contractor.
