A gas heater and electric air conditioner are in the same cabinet. A. The inspector will not operate the air conditioner in the cooling mode if the outside air temperature is below 60 degrees to do so may damage the system even though there are safety devices installed which should prevent any damage. B. Be aware that the inspector does not test the uniformity or adequacy of cooling air supply to the various rooms or at individual registers. C. The inspector does not determine whether the size of the air conditioner is appropriate for the house. One ton of air conditioning per 600 sq. Ft. Of area is a good rule of thumb but each building and each geographical area may have differing requirements. If these limitations concern you it is recommended you contact an air conditioning contractor for further information.
