Disposable washable filters:
There are several methods of cleaning the air in a building and in the
furnace and air conditioner. The first method is the air exchange
system, in which contaminated air is forced out of the building and
replaced with fresh air from the exterior. In a single family residence
this means the return air is collected from the outside, such as from
under the house, then forced through the house and back to the outside.
This method is often required in commercial, and industrial buildings
and some shop buildings. Although the system could not possibly be as
efficient as one which continually passes the same air over the heating
or cooling chamber, in moderate climates, much can be said about the
benefits of continual fresh air entering the building. Be aware that the
inspector does not indicate the source of return air. If this concerns
you do not hesitate to call the inspector for more information. The
second method of cleaning the air in the building is to use some sort of
mechanical device. Fiberglass panel filters are typical. Some are
disposable, some are washable, some are electronic. These type filters
clean most of the dust and lint from the air helping to prevent
equipment malfunction. Filters should be cleaned or changed on a regular
basis at least every three months.
