Damaged water heaters



Damaged water heaters may include dents in the case, bent legs, missing electric element access plates, etc. Remove any rust flakes atop the burner to prevent flame restriction. It's best to use a vacuum to accomplish this. Before beginning turn the gas off to the water heater and prepare to relight it when finished. Allow the unit to cool down for about 30 minutes before vacuuming. If the inspector indicated the word "moderate" on the survey findings page, it may be that the water heater rust is not an immediate problem but any rust should be removed from the burner assembly. Missing electric element access plates should be reinstalled as soon as possible. The voltages present behind these cover plates can be lethal. To determine if the "leak" is minor sweating allow more time to pass and see if the problem clears up. If the tank is in fact leaking, replacement is in order. Replacing a water heater is relatively easy if you have the man power and some minor plumbing knowledge. Water heaters can be heavy and somewhat difficult to handle.
