Condo Inspection Cost
Condominium inspection costs can change depending upon what systems and components are to be inspected. Condominium buyers improperly place the cost of the condominium inspection as too high of a priority. While condominium inspection costs can be important one should be much more concerned with determining if the condominium inspection is properly being performed and if all the common elements that will be your responsibility after you purchase the condo are being inspected or not.
Condominium buyers are improperly distracted from asking questions about the common elements. Condominium buyers who are not told some common element is not a problem by those concerned with the transaction should consider the motive of the person who is telling them not to worry. Perhaps the person telling you not to worry is more worried if they are going to get paid than the implications for you as a condominium inspection client.
A person running for office has one short term goal and that goal is getting elected. A person selling you a condominium unit has one goal in life at that moment and that is getting you to buy the condominium for the most amount of money possible.
When buying a condominium others associated with the sale of the condominium only get paid if the condominium sale goes through. Did you know many bank appraisers feel pressure to "make the numbers work". If the numbers do not work the bank can not make the loan. If the bank does not make they loan they do not get their fee. If the bank makes a bad loan the tax payers bail them out. When you make a bad deal the tax payers will not help you. Even property management companies are not usually concerned with the finances of individual unit owners.
Look at the big picture. Within the scope of the dollars spent buying a condominium unit the actual cost of the condominium inspection a small faction of the total price. Especially if you realize the cost of a cheap inspection can be paid many times over if that inspection does not inform you of the condtion of the unit and the common areas.
While condominium associations pay the bills they do so with YOUR money. There is no magic landlord to pay the bills when expenses are greater than anticipated. Condominium inspections must be just as thorough and just as careful as those inspections performed on single family homes.
Condominium inspectors who do not even know what their obliation is to their clients get into trouble quickly and go out of business Most home buyers do not know once their home inspector goes out of business there is no insurance at all to make them whole when the defects the inexperienced home inspector missed come to light.
One of the very few people who work for you during the purchase of the condominium are your condominium inspector and your attorney. Most of the other people associated with the sale are ONLY going to get paid if the transaction closes. Your condominium inspector is going to get paid either way and therefore has no incentive to tell you anything less than the full story. However if you hire an inexperienced condominium inspector that inspector may not know enough to determine what the problems are and may not give you all the information you need to make an informed decision.
Hire your condominium inspector like any other professional. Obtain their resume and make sure they have done thousands of inspections over many years to help assure the problems with the condominium are pointed out by your inspector.
