Condo Inspection Cost


The cost of a condo inspection will vary depending on what must be inspected. Many condo buyers put the cost of the condo inspection as the greatest priority. While a condo inspection cost can be a concern a greater concern should be if the condo inspection is being performed on all the elements you will be responsible for after you purchase the condo.

Condo buyers are frequently told not to worry about common elements. Condo buyers who are not concerned about the condtion of common elements frequently find out the hard way they were misinformed.

The person selling you the condo has a goal in life. Usually that goal is to sell you the condo for the most amount of money possible. Others associated with the sale of the condo will only get paid if the deal goes through. Many bank appraisers feel pressure to "make the numbers work" in order to allow the bank to make the loan. Many property management companies are not concerned with the finances of individual unit owners.

In the scope of the dollars spent buying a condo the cost of the condo inspection cost is minimal compared to the cost of a cheap inspection that does not fully inform you of the condtion of the unit and the common areas.

Do not let anyone tell you not to worry because the condo association pays for it. Because the rest of the story is the dollars the condo association uses to pay for the problem come from the pockets of those who live in the condo.

Condo inspection costs can vary as can the cost of any professional service. Make sure when it comes time to select your condo inspector you pick the most thorough and experienced condo inspector you can find. If that condo inspector finds little wrong with the home you may have spent a few extra dollars. If that condo inspector finds thousands or tens of thousands of dollars worth of additional problems and defects you may well find out exactly how great a bargain you got.

Condo inspectors and home inspectors in many states must meet minimal standards in order to get a license. When you started to drive you were issued a drivers license indicating you had the absolute minimum qualifications necessary to drive a car. A 100,000 miles and 10 years later there are many things you learned that you were not taught in drivers education. A condo inspector who has 15 years of experience and who has inspected thousands and thousands of homes is obviously more qualified than the person who just got their licenses.

It is a known fact one should try not to end up in the hospital in July as that is the month the new doctors start. It is a known fact the less experienced a home inspector is the more likely he or she is to make mistakes. Make sure you get a copy of the resume of the person you hire to perform your home inspection and make sure you pick a qualified condo inspector in order to avoid additional costs and aggravation later on.
