Gas fired dryer not above garage floor, hints from a home inspector

Gas fired dryer not 18"-24" above garage floor. Dryer makeup air combustion air vent damaged all gas appliances require oxygen to support the combustion process. When the gas dryer is operating, be certain there is plenty of air available. Some municipalities require a vent in the room that the dryer is in. Some only require a window. These are for "makeup air." Makeup air is replacement air for the air that is exhausted to the exterior. Dryers exhaust a large amount of air. Have you ever wondered where this air comes from? Usually it comes from cracks around doors and windows. In a tightly sealed newer building the dryer will create a slight vacuum in the building envelope if makeup air is not available. Dryers should always be vented to the outside. Dryer exhaust vents may be purchased at home improvement stores and building supply outlets. Often the lid will be missing on the outside of the exhaust vent which allows water to enter the vent tube. Sometimes the exhaust lid assembly will be loose on the house siding allowing water to enter the wall cavity. Usually this condition can be corrected with caulking materials. If your dryer is in a closet or an enclosed room, be sure to keep the doors open when it is operating. Open a window if possible. Dryer exhaust vents are easy to install if the hole is easy to cut through the wall, ceiling, or floor. It is recommended that you do not exhaust a dryer to the under floor crawl area since this adds moisture to the underside of the structure as well as lint residue. When crawling under buildings, inspectors usually note more insects and rodents where dryers are vented under the floor. Dryer exhaust vents are so inexpensive that they can usually be replaced for less money than one could repair the existing exhaust.
