Buying a home is a major investment for most individuals. In all cases, before buying a home, one should try and get to know as much as possible about the condition of the property. No matter how good of an assessment a home buyer makes, there are always same things that can be missed. Therefore, it is essential that prior to purchasing a home (old or new), the potential buyer must get the home inspected thoroughly.

What can home inspection reveal?
Home inspections may reveal some positive things about the property- like how well it has been maintained and its present condition. Once an inspection is done, the buyer always has a better appreciation of the property.

Can anyone call themselves a Home inspector? Yes, unfortunately, there are many people who call themselves home inspectors. Therefore it is essential to get someone who is registered with the government or local home association organization. State license requirements are sometimes minimial.

Where does one find a home inspector?
In some cases, the real estate agent may know of someone or one can look up in the yellow pages. Today, cyberspace is as good a place as any to look for a home inspector.

Do all home inspectors have certificates or qualifications?
Qualified professional home inspectors have had prior training in home inspection and they are governed by the same code of ethics found in any other profession. The majority of home inspectors in the US come with a back ground in engineering, construction or home building.
However, please be aware that any individuals can become a member of local home association by paying a fee. Different associations have different criteria for membership. It is your right to check whether the inspector has successfully completed a home inspection certified course.

What else should i know of the home inspector?
Always ask for references and call other home owners who have had their home inspected by this particular inspector. Diligent home inspectors will always supply you with references and past work recommendations. Today, the majority of home inspectors have a website which will provide more information on their company details, qualifications and types of services offered.

After a home inspection, how am I notified?
In all cases, the home inspector will furnish you with a written report within 24 hours after an inspection.

Do I need a home inspection when buying a new home?
Yes, no matter what the builder tells you, there is never any guarantee that a defect(s) may not be present. Some defects may not be obvious and can easily be missed and then you will be burdened with the cost of extra repairs. In most cases, when you buy a new home, a pre-delivery inspection may be a requirement prior to closing the deal on home purchase. During the pre delivery inspection, the prospective home buyer and builder inspect the homes together. But if you feel that you do not have any idea about what to look for, you always have the choice of retaining the services of a home inspector. In some cases, the home builder may have a policy as to who can be present during the pre delivery closing inspection. So find out before hand if you can bring in an inspector.

Why can’t I inspect the home myself?
Sure, you can always inspect the home yourself but the majority of home owners do not have knowledge or experience in home inspection.
