Chimney movement noted: The inspector may enter this item if it is noted that the chimney appears to be pulling from the building. This may appear as a small or large gap or crack at the juncture of the chimney and the building siding. Settling of the chimney footing can cause this condition although some settlement is normal. Expansion flashing is installed on some well constructed chimneys to accommodate minor movement. Fireplaces that were added after the building was built without correctly fastening the footing or chimney to the existing structure and insufficient footings can contribute to this movement. If the condition is advanced, danger of collapse exists. To determine the extent of this condition contact a masonry contractor if the chimney is made of block, brick, or stone or a general contractor if the chimney is metal with a wood enclosure.
Many times the problem can be cured or slowed down by using straps to
fasten the chimney to the building. Sometimes, in severe cases, it may
be necessary to strengthen the footing with additional concrete. Do not
allow excessive water to stand around the chimney foundation. Adjust
sprinklers, develop swales to carry away water, etc.
