Many people wonder exactly what does it take for a home inspector to become a Certified Home Inspector.
When I began practicing as a home inspector in 1993 Texas was the first state to start requiring home inspector licenses. As of 2010 about 2/3 of the states have some form of licensing and or registration.
In many states little or no formal education is required to become a Certified Home Inspector. Even in states where licensing is required the quantity of education home inspectors are required to take is inadequate for most home buyers.
Notice - in the above sentence I indicated the quantity of education home inspectors are required to take is inadequate for most home buyers rather than most home inspectors. I wrote that because most home inspectors who take a couple of week class walk out of that class under the mistaken impression they are educated home inspectors just because they meet the absolute minimum qualification to become home inspectors.
Most teenagers who just got their drivers license feel they are qualified drivers because they have their drivers license. Soon most of them find out after a few fender benders and or close calls they may not be that experienced of a driver at all. However after driving for ten years or so they gradually learn what to do and what not to do.
Home inspectors graduate from a school thinking they know what they must to properly inspect a home for home buyers. Nearly all of them soon find out when client complaints start coming in that they did not know as much as they thought they did.
What makes a home inspector a good home inspector is many years of experience dealing with home buying customers and unfortunately being taught by those customers what home buyers expect (yes, that means getting complaints).
Selecting a home inspector with less experience can save you a few dollars. It may turn out to be a real long term savings if little is wrong with the home. It can also be a VERY expensive lesson in where not to save a few dollars.
When spending several hundred thousand dollars on the home saving a small percentage of that amount when selecting a home inspector may not be very wise.
Take some time and hunt down the most experienced home inspector you can find who will work for you and only for you. The time you spend on this activity will be time well spent as it can save you much aggravation down the road.
