Buyers Home Inspection home inspectors
Home inspections are usually performed for home buyers. Home buyers usually hire the home inspector to perform the home inspection sometime after a contract has been signed. There are a few states where home inspections are performed early on when buying a home.
New Jersey home inspectors are typically hired by the home buyer to inspect the home after the contract for sale is approved by the buyer, seller and their attorneys. Although many home buyers wish to get the home inspection performed prior to the conclusion of attorney review it is seldom allowed by the home seller.
In some states home inspectors are being hired by home sellers to inspect the home prior to the home being placed on the market. The theory is home buyers can look at the home inspection report prior to putting an offer in to purchase the home. The problem with this arrangement is there is no one client for the home inspector.
If the seller is paying for the home inspection does the home inspector work for the seller? Or does the home inspector work for the home buyer who will rely on the findings of the home inspector after they purchase the home.
Home buyers who rely on home inspection reports where the home inspector does not know who they are working for may be in for unpleasant surprises after they move into the home. The home buyer may suddenly realize the home seller hired a home inspector who was less than qualified in order to avoid having problems with the home found that require corrective action.
