In order to become a home inspector one must first determine exactly what requirements must be met in the state one intends to work in. States have rules. Some states allow anyone to practice home inspection by just registering a business name. others have a registration process that requires some type of qualification or experience. Some states that have an education requirement that can usually be met by a couple of weeks in the class room and a week or so in the field.

Those who want to become a home inspector by meeting the absolute minimum requirement will find it easy to do so. However they are also likely to find out the absolute minimum requirement to get a home inspectors license will leave them ill prepared for actually inspecting homes for home buyers.
Home buyers are usually spending every dollar they have on the home they have selected. Home buyers place tremendous faith in home inspectors to tell them what is right, what is wrong, what must be fixed in order to avoid further problems and what things are wrong but are not urgent to fix.
Home inspectors without much field experience can not accomplish the above. Worse yet as far as a judge may see it is home inspectors who know enough to tell a client a little about the problem but fail to say so in such a way as to allow an ordinary person to know the implications.
A classic example of a report writing issue would be a home inspector who looks at a shingle roof. The novice home inspector might be able to notice the granules are mostly gone and that bare asphalt is showing through. Many inspectors will not this in their report. However they will fail to tell clients these are signs of roof shingle failure. They may also fail to tell clients near term replacement is either necessary or should be anticipated to be necessary soon.
Worse yet are home inspectors so desperate for referral business that they leave out the word replacement in order to avoid having a real estate transaction not close.
Ask any home inspector who has been around a while what complaints clients have about other home inspections they will have and it is very likely under reporting of defects is the number one client complaint. Furthermore ask any attorney who does litigation against home inspectors and my bet is they will tell you either under reporting of a defect or failure to document the problem at all. What is not in writing did not occur.
Smart home buyers carefully review the home inspection report they get from the home inspector immediately to see if anything was left out. Should they find the inspector missed an item or two they will contact the inspector to request the report be corrected. If more than an item or two was missed home buyers view that as a sign they picked the wrong home inspector and find a new one ASAP
Many home buyers do not review the home inspection report till after they are in the home and a problem occurs. Home inspectors become the target of unhappy home buyers when the home buyer realizes, for example, they actually need a new roof covering as the home inspector did not properly report the scope of the problem.
Becoming a home inspector requires education both in the class room, in the field and while opening demand letters from buyers attorneys who are not at all happy with the inspection report they were provided with.
