Bathroom Exaust Fan home inspectors
EXHAUST
FAN INOPERATIVE / NOISY / AMISS: Generally
the small motors in exhaust fans are long
lasting and trouble free although in time, the
bearings may wear out if they are not
occasionally lubricated. Often the property
owner will have unplugged the fan motor to
eliminate the noise in the bathroom Noisy fans
are usually out of balance or are worn out. Some
are noisy because of the volume of air they are
moving. Fans which are amiss may have missing
parts, such as face covers, or be hanging loose
in the ceiling, etc. First check to be certain
the unit is plugged in. Most fans have an outlet
inside the fan just under the face cover. If you
can remove the motor assembly, you may be able
to take it to a Lumber Yard or Home Improvement
Store and find a replacement part. Someone there
may have another solution if they do not have a
replacement part. Loose fans can be secured if
you can gain access to the fastening screws.
Noisy fans usually will need to be replaced if
the noise is unbearable. Some noises can be
cured by oiling the fan motor bearings and/or
cleaning the blower or blades. If you need
assistance with repairs you should contact a
Handyman Service or an Electrician.
