/ SURROUND / CEILING WATER DAMAGED / STAINED:
Water damage to ceilings or walls means that a
current or past leak has damaged the wall,
ceiling, or some other building component.
Probably the most common water damage in a
bathroom is where the wall joins the tub or
shower close to the floor. Water often sprays
out in this area causing considerable damage.
Another very common area where damage is found
is at the tub surround. The "surround"
is the area surrounding a tub other than the
enclosure (which usually is an attached
partition and/or a door). In the context of this
item "surround" means shower walls as
well as the area around a tub. Sometimes the
damage will be such that replacement of a
section of wall covering may be in order, but
usually spackle paste and paint will take care
of the problem. Mold or other fungi may grow
inside the wall cavity adjacent to water stains
and other water damaged areas. The inspector
will not be able to ascertain whether this
condition exists under the guidelines of a
Visual Inspection. Laboratory testing of the
surface material or other destructive testing is
required to ascertain the presence of mold. Such
tests are not part of the Inspection Service.
Many people are highly allergic to mold spores.
You may be affected. It is advisable to use
discretion here and consider an air quality
testing specialist. When painting over water
stains, use of a stain-killer will prevent the
stain from showing through the new paint.
Stain-killers are available in spray cans at
most any Paint Store. Damage to tub surrounds
and shower walls can be more costly and complex
problems. Water in this area accelerates damage
to the wall framing and to the surface
materials. Repair as soon as possible. Contact a
Painting Contractor, Plumbing Contractor or Tile
Contractor if you need assistance.
