Attention
Home buyers looking for a home inspection
Learn
the Do’s and Don’t about your home
inspection
Obtaining
a quality home inspection should be one of your priorities.
Selecting a home inspector is one of the most
important decisions you will make in your home
buying process.
Why.
. .
Ø If
you do not know about potential problems you may
not be able to afford them
Ø Home
buyers tend to buy a home they like with little regard
to the components home inspectors are trained to
inspect.
Ø
Home
inspections could save you thousands or tens of
thousands of dollars by allowing you the opportunity
to negotiate repairs with the seller prior to
purchase.
Ø
Even
if you or a friend are lucky enough to notice
problems with the home it is not likely the
owner will negotiate with you without a
professional opinion to back you up.
Ø
Most
of our clients want peace of mind and security when
they make their purchase decision
Here
are five things you must insist upon in your
home inspection
- A
licensed and experienced home inspector so
you get the best inspection possible
Remember a home inspector can get their
license within one month in NJ. Inexperienced
inspectors are more likely to learn at the expense
of home buyers like you.
- Make
sure the inspector you choose accompanies
you during your home
inspection so you can see first hand what
they are seeing in the house
- You
will need your report quickly, a 12 hour
wait is the most you should expect.
- Good
inspectors make recommendations
on how to fix the problems identified with
the home so you have information to make
your buying decisions.
- Reports
must be written in plain English what the
inspection has found so you can use this
report in your negotiations.
- Clear
disclosure of the problems in the home,
their implications and a direction of how to
proceed.

What’s
the difference between an Accurate Inspections
inspection and the others?
Great
question!
Here
are some differences:
Ø
Accurate
Inspections knows you are the client! Our
inspections are performed for you, not for the
home owner or realtor.
Ø
Accurate
Inspections looks harder for problems. It’s
one thing to glance at the roof and proclaim it
OK. We
actually get up on and walk about 90% of the roofs
on the homes we inspect (when it is safe to do
so).
Ø
Accurate
Inspections requires you to accompany us as we
walk through and carefully inspect all accessible
areas of the home.
We want you to see for yourself what we
so you are better informed.
Ø
Accurate
Inspections will do more than point out the
problems.
We make suggestions on how to fix the
problems and fully disclose the implications of
the problems.
We do NOT
sugar coat issues. We disclose them
clearly so they are easily understood .
You NEED this information for your
decision making process.
(Some of our customers use their
inspection reports to guide their home
remodeling projects for the future.)
Ø
Accurate
Inspections realizes that timing is critical in
the home buying process.
You have access to your report within
hours after your inspection is completed.
Ø
Accurate
Inspections gives you a report that makes it
easy to understand the pluses and minuses of
your home inspection.
This gives you the tools you need to
negotiate the buying process.
You
can buy a standard car that gets you from place
to place.
Or you can buy a deluxe model that
improves the cars performance and adds to a
better driving experience.
You
can purchase another companies home inspection
or get one that gives you everything you want to
give you peace of mind and security for your
home buying process.
