Learn the Do’s and Don’t about your home inspection

Obtaining a quality home inspection should be one of your priorities.  Selecting a home inspector is one of the most important decisions you will make in your home buying process.

Why. . .
Ø     If you do not know about potential problems you may not be able to afford them

Ø   Home buyers tend to buy a home they like with little regard to the components home inspectors are trained to inspect. 

Ø      Home inspections could save you thousands or tens of thousands of dollars by allowing you the opportunity to negotiate repairs with the seller prior to purchase.

Ø      Even if you or a friend are lucky enough to notice problems with the home it is not likely the owner will negotiate with you without a professional opinion to back you up.

Here are five things you must insist upon in your home inspection

  1. A licensed and experienced home inspector so you get the best inspection possible
    Remember a home inspector can get their license within one month in NJ. Inexperienced inspectors are more likely to learn at the expense of home buyers like you.
  1. Make sure the inspector you choose accompanies you during your home inspection so you can see first hand what they are seeing in the house
  1. You will need your report quickly, a 12 hour wait is the most you should expect. 
  1. Good inspectors make recommendations on how to fix the problems identified with the home so you have information to make your buying decisions.
  1. Reports must be written in plain English what the inspection has found so you can use this report in your negotiations.
  2. Clear disclosure of the problems in the home, their implications and a direction of how to proceed.  

Let me introduce myself.  I am Michael Del Greco.  I am the owner of Accurate Inspections.   

I have been performing home inspections since 1993.  We have done over 6,500 inspections in Northern New Jersey If you ask around you are likely to find a co-worker, friend or neighbor we performed an inspection for.  .

I was a residential and commercial construction manager for eight years prior to becoming a home inspector.  I current teach a home inspection program certified by the State of New Jersey and provide continuing education programs to other licensed home inspectors.  

I have used my construction experience and my home inspection teaching experiences to provide the most through home inspections in the industry. 

What’s the difference between an Accurate Inspections inspection and the others? 

Great question!

Here are some differences:

Ø      Accurate Inspections knows you are the client! Our inspections are performed for you, not for the home owner or realtor.

 Ø      Accurate Inspections looks harder for problems. It’s one thing to glance at the roof and proclaim it OK.   We actually get up on and walk about 90% of the roofs on the homes we inspect (when it is safe to do so).

Ø      Accurate Inspections requires you to accompany us as we walk through and carefully inspect all accessible areas of the home.  We want you to see for yourself what we so you are better informed.
