UNEXPECTED REPAIRS AND MAINTENANCE: 
General repairs and maintenance, and a budget to carry out such unforeseen fortuities, is a must with property ownership. Additionally, many problems and/or adverse conditions may go undetected by the inspector in the performance of the Visual Inspection Service. After any necessary repairs and modifications have been performed, budget at least $1500.00 for future problems in the attic, under the house, and for other areas of the structure. Of course this would not cover major foundation or other structural failures in the event of unusual weather or earthquakes.
