REMODEL EVIDENCE NOTED
This item is checked if the inspector notes any
new electrical work, plumbing work, HVAC work,
structural changes, kitchen remodels, etc. The
work may be perfect in appearance and the work
may be old or new modifications. The item is
checked for the following reasons: A municipal
building permit may not have been obtained for
the remodel and extra risk may be present, such
as, but not limited to, zoning regulation
infringements, overbuilding of the lot, etc.
Amateur workmanship with extra risks may be
indicated. Electrical systems may be
overextended yet not visible to the inspector.
Air-conditioning and heating may be overtaxed.
Drainage around the building may have been
affected, etc., etc. None of these conditions
may actually exist in this particular case but
additions to buildings often present these
problems. INSPECTION LIMITATION WARNING: The
inspector will not ascertain whether the remodel
complies with applicable building codes or
whether permits were obtained. This is a
self-explanatory item. Use your own judgement in
determining whether to pursue the situation. If
the inspector notices any of the above
conditions he or she often will note them in the
report. Even if some of the above situations are
noted by the inspector other adverse conditions
may exist which are not written about. The
inspector cannot ascertain whether building
permits were obtained for all affected areas
even if a permit is presented to cover a
specific area.
