AIR / VAPOR / MOISTURE
BARRIER NOT INSTALLED / AMISS:
Remembering that an air/vapor barrier keeps warm
moist air inside the building so that it will
not condense upon contact with colder outside
air and that moisture barriers keep moisture out
of the building enables one to easily see the
distinction between the two. Vapor barriers
should be placed on the warm side of insulation.
A common place for a moisture barrier would be
atop moist earth in a sub area crawl space.
Improperly placed vapor barriers may result in
condensation which may lead to wood rot. Be
aware that the inspector may not be able to
fully review all vapor or moisture barriers due
to inaccessibility. The inspector will
ordinarily identify the problem in the report.
It may be necessary to contact an Insulation
Installation Contractor for assistance in
remedying this problem.
Water
in basement and water in crawl space, are
problems frequantly found during a New Jersey
home inspection Make sure your home
inspector has the experience necessary to assist
you in evaluating these problems and cures.

When looking for a NJ Real Estate Lawyer many home buyers seek the advice of an experienced independent New Jersey home inspector because they realize NJ Real Estate Lawyers and independent New Jersey home inspectors are among the select few people involved in the real estate transaction who do not get paid only if the deal gets done. Commission based services such as real estate sales and mortgage brokers only get paid when a transaction closes. If the transaction does not close they spent their time and effort working for nothing at all. While many home buyers are not happy to have to pay for the services of NJ Real Estate Lawyers and independent New Jersey home inspectors when a deal does not close most realize doing so is a small cost compared to buying a home with problems they did not know about in advance and are now stuck paying for repairs on. Like lawyers good independent home inspectors put the interest of their client first, less than ethical professionals put future referrals from those getting commissions when the sale goes through first.
