ATTIC ACCESS TOO SMALL
/ COVER DAMAGED / MISSING / AMISS:
Most building codes and standards require an
attic access opening installed in the ceiling of
the top floor of buildings with combustible
ceiling or roof construction. The access opening
should be installed in a corridor or hallway of
buildings three or more stories in height. The
opening should be 22 inches by 30 inches in
dimension and clear headroom of at least 30
inches should be provided above the opening. An
attic with less than 30 inches maximum vertical
height need not have an access opening. In this
particular case the inspector may not be able to
fully view the attic area. Items not fully
visible cannot be surveyed by the inspector. It
may be possible to enlarge an attic access
opening by simply cutting the existing hole
larger. This remedy may be excessive if the
inspector could see into the attic sufficiently
to get a general idea of its condition. Should
you decide to enlarge the access it is
recommended that you contact a General
Contractor to perform the work.
